Project Background

Located within Notting Hill, 88 Lancaster Road forms part of a period terrace dating from the early 20th century. The property reflects the architectural character typical of Kensington and Chelsea, where traditional construction meets modern refurbishment.

This project is an ongoing collaboration with a private client and designer, focused on restoring original features while introducing refined, contemporary finishes throughout the property, delivered to a high-end decorating Kensington and Chelsea standard.

Works are being carried out in phases, with each space approached individually to maintain consistency in quality and detailing.

 

Initial Condition

The client is currently undertaking a full restoration and upgrade of the property, with a strong emphasis on reclaiming original elements such as solid oak doors and joinery.

The initial requirement was for a decorator capable of delivering a consistently high standard of finish across multiple rooms, aligned with high-end decorating Kensington and Chelsea expectations. Following the first phase, works have continued across further areas of the property.

 

Phase 1 – Kitchen

The first area completed was the kitchen.

The client opted for a colour-drenched scheme using Farrow & Ball – White Tie, applied across walls and woodwork to create a soft, cohesive finish in line with high-end decorating Kensington and Chelsea projects.

All preparation was carried out using dustless sanding systems, with woodwork sanded up to 400 grit, resulting in a smooth, refined surface prior to coating.

This phase established the standard and approach carried throughout the rest of the project.

 

Phase 2 – Living Room & Office

The next stage involved the living room and adjoining office, both finished using high-end designer wallpapers.

  • Living Room: Sibyl Colefax & John Fowler
  • Office: Soane Britain

Due to the nature of these materials, a strict and controlled system was followed to ensure consistency and accuracy throughout, reflecting the level expected in high-end decorating Kensington and Chelsea.

Wallpaper Installation Process

Preparation and application included:

  • Full sanding of all wall surfaces
  • Sizing of walls using a light paste to control porosity
  • Installation of Wallrock Fibreliner horizontally

Fibreliner was selected over standard lining paper due to its:

  • Increased strength and durability
  • Ability to bridge minor surface imperfections
  • Improved dimensional stability when hanging high-end wallpapers

Once fully dry (minimum 24 hours), the surface was re-sized before final wallpaper installation.

 

 

Technical Considerations

Moisture control during installation was critical:

  • Surfaces that are too dry can absorb moisture too quickly, affecting adhesion
  • Excess moisture can cause the paper to expand, leading to pattern misalignment

To ensure a high-quality finish in line with high-end decorating Kensington and Chelsea standards:

  • Soft tools were used throughout
  • Blades were snapped regularly to maintain clean cuts
  • Pattern alignment was carefully controlled across all walls

The same process was applied consistently across both rooms to maintain uniformity.

Woodwork Finishes

  • All woodwork within these spaces was finished using:
  • Farrow & Ball Water-Based Satin – White Tie
  • 3 coat system Fine sanding between coats

This achieved a smooth, durable finish consistent with high-end decorating Kensington and Chelsea projects and in line with the overall design scheme.

Phase 3 – Bathroom

The final completed phase to date is the bathroom.

  • Walls finished in Benjamin Moore – Timid White
  • Original oak barn door refinished in Little Greene – Brunswick Green
