Ongoing Commercial Property Restoration Project

Project Background

This project represents one of the larger ongoing commercial property restoration programmes undertaken, involving the refurbishment and decoration of multiple rooms within a fully operational hotel environment.

The scope required careful coordination with other trades, considered material selection, and a strong focus on durability due to the high-traffic nature of the building.

 

Initial Condition

The agreed commercial property restoration works included:

  • Preparation and decoration of sash and case windows
  • Finishing of upgraded fire doors
  • Internal decoration to selected wall areas

As the project progressed, the scope was extended in collaboration with the client to include full redecoration of walls and skirting within the rooms.

 

 

Window Restoration and Decoration

As part of the wider commercial property restoration programme, an external contractor initially removed the sash and case windows, carrying out repairs using Timbabuild epoxy resin systems before reinstating them. (This is also a specialist service we provide in-house.)

Following reinstatement, we completed full preparation and decoration:

  • Mechanical sanding using dust-extracted equipment
  • Filling of minor and major defects
  • Localised restoration where required

A water-based paint system was specified to suit the live hotel environment. This approach reduced drying times, minimised disruption, and maintained low VOC levels—essential for occupied or near-occupied commercial spaces.

Coating system applied:

  • 2 × primer coats
  • 1 × durable satin topcoat

This system was selected to provide a hard-wearing finish suitable for ongoing commercial use and maintenance cycles.

 

 

Fire Door Programme

A separate contractor completed upgrades to the fire doors, including:

  • Removal and reinstatement of doors
  • Installation of new fire strips
  • Adjustments to meet current regulations

Following these works, we carried out the decoration of all doors as part of the commercial property restoration works, using the same preparation and coating system as applied to the windows.

This ensured consistency in finish, durability, and overall presentation throughout the rooms.

 

Internal Decoration Works

The initial instruction was limited to decorating window wall areas. However, during the commercial property restoration project, the scope was expanded to include:

  • Full redecoration of walls
  • Preparation and finishing of skirting boards

With materials and access already in place, this approach delivered a more complete result with minimal impact on the overall programme.

The revised scope allowed each room to be fully refreshed, ensuring a consistent standard and improving overall presentation for guests.

These factors were managed without compromising quality. By using appropriate systems, efficient preparation methods, and the correct equipment, the works were delivered to a high standard while maintaining a practical, commercially focused approach.
